We’ve learned a great deal working in the intense environment of property dissolution and have a few tips to share that can help everyone achieve the best outcome possible when it’s time to sell your home.
1. Stay neutral. It may feel difficult to be “neutral” when selling something as critical to your emotional and financial well being as your home, but the more you can take an objective view, the more likely you’ll be able to achieve a solution that serves the interests of all parties, including yourself.
2. Find out what people really need. One of the mistakes common to negotiation is assuming what the other party is seeking. Sometimes you’d be surprised to find that there are items the other party wants that you’d be more than happy to provide so long as you can sell your home for top-dollar. Take the time to find out what each party truly needs (including you) and work to build a plan that fulfills these goals.
3. Be solutions-driven. Many challenges may arise in the process of selling your home, but instead of getting mired in the breakdowns, keep asking yourself what you can do resolve the issue.
4. Calm yourself before each interaction. To achieve the best outcome possible in a negotiation, you must be as calm and relaxed as possible before discussing business. Do what you need to be in a good frame of mind and review your goals to stay focused.
5. Get emotional support. Seek out a friend, counselor or coach who can help you navigate the sea of emotions that you’ll encounter in the sale of your home. This will help you to stay neutral, objective and on track in reaching your goal.
6. Be detail-oriented. The process of selling a home can be overwhelming, but don’t put your head in the sand. Paying attention to details—or hiring someone to do this for you—will help you prevent breakdowns from occurring and protect you from litigation.
7. Be compassionate, with yourself and others. The transfer of property is a highly emotionally charged process for everyone. People are often at their worst at these times, so have some compassion for yourself and others. This removes the pressure to be “normal” or “perfect” during challenging times. You don’t need any more stress than you already have!
8. Stay ahead of the transaction. When selling a home, it’s important to have a road map that lists all of the major milestones in the process. With this road map in hand, take time to look at what will need to occur now in order for the next milestone or two to be reached. If you remain proactive, you’re likely to circumvent a few challenges and tame the emotional rollercoaster involved with selling a home.
